October Market Update for Bramhall & Cheadle Hulme

Rightmove published its latest House Price Index this morning, and it paints a mixed picture: asking prices are up, but buyers have more choice than they have had for over a decade. Here is what the new figures mean for anyone buying, selling or letting in Bramhall, Cheadle Hulme and the wider SK7 and SK8 area.
The national picture
According to Rightmove's October House Price Index, published on 19 October:
the average asking price of a newly listed home rose 1.0% (£3,575) this month to £371,015
that is almost exactly where prices were a year ago (down 0.1%)
the number of homes for sale is at its highest for the time of year since 2014
sales agreed are 8% lower than a year ago, and buyer enquiries are down 9%
new listings are up 3%
Rightmove's Colleen Babcock said: "The rapid rise in mortgage rates is really beginning to hit buyers' budgets." Rightmove puts the average two-year fixed rate at 5.55%, up from 5.29% a month earlier, and estimates that a typical new mortgage now costs about £250 a month more than it did in February.
Rightmove also suggests some buyers may be waiting to see what the Budget on 28 October says about the Government's Your First Home scheme before they commit.
The North West
The regional picture is a little softer this month. Rightmove reports that average asking prices in the North West slipped 0.6% to £273,222, one of several regions where prices fell.
Agreed sale prices tell a stronger story. Nationwide's September index shows that the North West was the best-performing region in England in the third quarter, with prices up 3.9% on a year earlier. Across the UK as a whole, Nationwide's annual growth slowed to just 0.8%.
Stockport, SK7 and SK8
Closer to home, the Office for National Statistics puts the average Stockport house price at £318,000 in July 2026 (provisional), up 4.2% on a year earlier. That is the second-highest average in the North West, and well above the regional average of £221,000.

Detached: £554,000
Semi-detached: £348,000
Terraced: £254,000
Flats and maisonettes: £175,000
First-time buyer homes: £264,000

Bramhall and Cheadle Hulme typically sit above the Stockport average, with a high share of family homes and strong demand from buyers drawn by local schools, transport links and the village centres. With more homes to choose from, well-presented and sensibly priced homes are the ones that stand out.
What it means if you are selling
With more homes for sale, buyers can afford to be choosy. Rightmove's advice is that "competitive pricing from day one of marketing is critical to capitalise on initial buyer interest." Homes that launch at the right price get the most viewings in their first few weeks; those that start too high often need a reduction later and can take longer to sell.
Colleen Babcock also said: "In such a price-sensitive market, the guidance and expertise of a local agent are paramount." A valuation based on recent sales on your road, and on what you are competing with right now, is the best place to start.
Our three tips for sellers this month:
Price for today's market, not last spring's.
Present your home well. First impressions count when buyers are comparing several homes.
Get your paperwork ready, including your EPC, so you can move quickly once you agree a sale.
What it means if you are buying
More choice and steadier asking prices give buyers a bit more room to negotiate. The challenge is borrowing costs, so it pays to know your budget before you start viewing.

Landlords and tenants
Demand for rented homes locally remains strong. The ONS puts average private rents in Stockport at £1,119 a month in August 2026, up 5.4% on a year earlier. Across the North West, rents rose 5.8% to an average of £969. If you are a landlord weighing up your options, our lettings team can give you an up-to-date rental valuation.
Looking ahead
Two dates could shape the market before Christmas: the Budget on 28 October and the Bank of England's interest rate decision on 5 November. We will cover both on the blog as soon as the details are known.
