Should You Sell Before Christmas or Wait Until January?

Should I sell before or after Christmas?
If you are wondering whether to sell before Christmas 🎄 or hold off until the New Year, the honest answer is that both can work, but for most homes in Bramhall and Cheadle Hulme, November is a better time to start than people expect. The buyers who are out looking now are serious, there are fewer homes for them to choose from, and a sale agreed before the festive break puts you in a strong position for a spring move. Here is how we would think it through.
Does anyone really buy a house in November? 🤔
Yes, 😃 💯 and they tend to be the buyers you want. Nobody drives around Bramhall or Cheadle Hulme on a dark, wet Saturday in November to kill an afternoon. The people booking viewings at this time of year usually have a reason to move: a job that starts in the New Year, a baby on the way, a school place to sort, a sale already agreed on their own home, or a relocation to the area. They know what they want and they are ready to make an offer when they find it.
The other thing that works in your favour is choice, or rather the lack of it. Many sellers decide to wait until spring, which means the homes that do come to market in November and early December have far less competition. If yours is one of a handful of three-bedroom semis available in Cheadle Hulme that week, every motivated buyer in that price range is going to see it.
👀 What happens if you wait until January?
January is busy. Rightmove and Zoopla always talk about the Boxing Day surge, and it is real: lots of people start browsing between Christmas and New Year, and enquiries pick up in the first full week back. The catch is that lots of sellers know this too, so a wave of new homes arrives at the same time. Your property goes from being one of a few to one of many.
Waiting also pushes everything back. If you launch in mid-January, allow a few weeks to find a buyer and then the usual time for conveyancing, you are realistically looking at a spring or early summer completion. If you launch now and agree a sale before Christmas, the legal work can be under way over the holidays and you could be moving while the January sellers are still waiting for their first viewings.
Will I get a lower price if I sell before Christmas? 😟
Not in our experience, 🙌 provided the home is priced correctly from the start. Price is set by what comparable homes have sold for and by how much competition you have, not by the month on the calendar. In fact, the shortage of stock in late autumn can work in your favour, because a well-presented, sensibly priced home with little competition often attracts more than one interested buyer.
What does hurt your price, at any time of year, is going to market too high, sitting unsold for weeks and then reducing. Buyers watch the portals closely and a reduction tells them you are struggling. That matters more in winter, when there are fewer viewers to go round. Get the asking price right on day one and the season takes care of itself.
How do I make my home look its best in the darker months?
Winter viewings need a little more thought, but none of it is difficult:
Book viewings for daylight where you can, and keep weekend slots free.
Switch every light on before a viewing, including lamps, and replace any blown bulbs.
Clear the hallway of coats, boots and umbrellas so the first impression is space, not clutter.
Keep the heating on so the house feels warm the moment the door opens.
Tidy the front garden, sweep up leaves and make sure the path and doorstep are clean and well lit.
Hold off on the full Christmas decorations until your photos are done, so the listing does not date in January.

Good photography matters even more in winter. We will always try to shoot on a bright day and, if the first set is not right, we would rather go back than launch with dull pictures.
When is the last sensible date to launch before Christmas?
As a rough guide, if you want to agree a sale before the festive break, launching in the first half of November gives you the best run at it. That allows time for photos, for the listing to go live on the portals, and for two or three weekends of viewings before people's attention turns to Christmas. Launching in the second week of December is harder work, although it can still suit a home that photographs well and is priced to sell.
If the timing does not work for you, there is nothing wrong with preparing now and launching in early January. We can carry out the valuation, take the photographs and get the paperwork ready so that your home is one of the first to appear when buyers come back, rather than one of the last.
